An A Park is:

Typically a very nice park, similar to the A+ park, very clean and well kept. It too has excellent roads with no need for road repair anytime soon. It also has very large lot sizes, plenty of room to get homes in and out, nice sidewalks, rolled curbs, professional landscaping, almost all the homes in this community will be less than twelve years old, you may find one or two older ones but not more than a few. This community will have excellent drainage, a fantastic occupancy and payment history like the A+ park. Communities like this typically have relatively low expenses. You will typically see curb side trash pick-up vs. large trash containers.  This park has an excellent water line infrastructure with shut offs  for each individual lot. This park has a beautiful entrance way (typically a boulevard style entrance). Amenities are not an absolute must for the Mobile Home Community to be labeled as an "A" but almost all of the mobile home parks for sale that you will see which meet this description will have some type of amenity. If nothing else, a clubhouse and a playground.
