An "A-" Park is:       

Typically a very nice, clean park. It has very good roads with no need for road repair anytime soon. It also has large lot sizes, plenty of room to get homes in and out, nice sidewalks, rolled curbs, professional landscaping, all homes less than fifteen years old. Excellent drainage, a fantastic occupancy and payment history, low expenses. This park has an excellent water line & sewer line infrastructure with shut offs  throughout the park. This park has a nice entrance.  Amenities are not an absolute must for the Mobile Home Community to be labeled an "A-" but almost all of the mobile home parks for sale that meet this description will have some amenities such as a club house, play ground, tennis courts, shuffle board, baseball diamonds and or walking trails etc. You will not see any missing skirting on any of the units in this type of park. The difference between this park and say an "A+" maybe the difference between a nice new sign and an older sign, some grass growing between cracks in the side walk and clean sidewalks, and perhaps the upkeep on some of the homes in a park like this, as they are well kept, however, they may not be quite as nice as the homes or the pride of ownership in the "A+" rated park. Please remember, you don't have to be exact on ratings, they are only a gauge and guideline for evaluations and preference of ownership.
