A "B" Park is:       

Typically a well maintained community, it has very good roads it also has good lot sizes, plenty of room to get homes in and out, it may or may not have sidewalks, most homes in this mobile home park for sale will have home less than eighteen years old. This community typically has good drainage, a very good occupancy and payment history, however in the case of a B community, you may very well be looking at an B+ community that may have private system that is aged. This confirms the fact that an older private water or sewer system is not as desirable as public utilities which are essentially the responsibility of the local municipality to maintain. This community should have a low to normal expense factor but it is not mandatory and could have expenses that are higher than normal. This park has good water line & sewer line infrastructure. This park will typically have a nice entrance but in some cases the entrance may be just an entrance and nothing more.  Amenities are not an absolute must for the Mobile Home Community to be labeled a "B". This community will typically have a playground and maybe a club house but that's about it, and it is not uncommon to see no amenities at all.. You will not see any missing skirting on any of the units in this type of park. The difference between this park and say a "B+" maybe the difference between vacancy factors, or a superior location or some other factors. A "B" park will typically be a community with a very good pride of ownership. Once again, you do not need to get hung up on the ratings, it is all a matter of making economical sense from what you buy. The key to doing this is to perform a good due diligence.
