A "C-" Park is:
Once you get to a "C-" rating the picture changes as you are on the declining end of the park rating spectrum and just a year or two away from becoming a D type park if things don't change. Typically an O.K. community, it has O.K. roads and decent lot sizes, there may be some tight spots here and there but for the most part you should have no problem getting homes in and out. You may have an inner row or a section of homes that can only hold mobile homes that are no longer in mainstream production. It may or may not have sidewalks, most homes in this mobile home park for sale will have homes older than thirty years old. This community will possess a somewhat below average occupancy and payment history, however in the case of a C- community, you may very well be looking at a C community that has a set of rules that simply are not being enforced. This community should have a normal expense factor but it is not mandatory and could have expenses that are higher than normal. Do not be surprised if you see a community like this with a low expense factor as these communities are often milked for income and no capital improvements are made unless they are forced to be made. At this point the repair and maintenance becomes more reactive than proactive and this is exactly what brings the park to this state of being in the first place. In this community you may also notice that the tenant base is at the lower end of the spectrum with respect to jobs and pay. There is nothing wrong with owning a community like this as long as you know where it is going and what your long term goals are to bring the community forward. This park will most likely have older water lines and older sewer lines. This park will typically have a simple entrance and sign. There very well could be no amenities in a "C-" park. You may see some missing skirting in this type of community. The difference between this park and say a "C" maybe the difference between vacancy factors, or a superior location or some other factors such as private systems etc. A "C-" park will typically be a community with an O.K. pride of ownership with tell tale signs of the pride of ownership slipping if something is not done to turn it around. The C- is an interesting deal because it is on the verge of becoming a D yet it can be salvaged with good management. Rules need to be enforced so the mindset does not slip in this type of a deal. If this community continues to slide downward it can spiral into a tough place to live for the good tenants who currently reside in the community. The key to doing this is to perform a good due diligence.
