A "C+" Park is:
Typically a middle of the road type community, it has decent roads and decent lot sizes, there may be some tight spots here and there but for the most part you should have no problem getting homes in and out. You may have an inner row or a section of homes that can only hold mobile homes that are no longer in mainstream production. It may or may not have sidewalks, most homes in this mobile home park for sale will have home less than thirty years old. This community typically has good drainage but certain parts of the community may flood from time to time. It will possess an average occupancy and payment history, however in the case of a C+ community, you may very well be looking at a B- community that has vacant homes with missing skirting and junk laying around that shouldn't be there. This community should have a normal expense factor but it is not mandatory and could have expenses that are higher than normal. This park may have older water lines and older sewer lines. This park will typically have a simple entrance and sign. Amenities in a "C+" may simply be a laundry facility and playground, or just one of the two. You may see some missing skirting but very little, if any, in this type of community. The difference between this park and say a "B-" maybe the difference between vacancy factors, or a superior location or some other factors such as private systems etc. A "C+" park will typically be a community with a decent pride of ownership. Keep in mind that once you start getting into the C types and less you will see that these communities take on different personalities. The occupancy is the key here. The more occupied the better deal you have. the less occupied the more upside potential you have, however, the more upside you have means more questions to answer when trying to discover the realistic likelihood of the fill rate that the community can achieve. Once again, you do not need to get hung up on the ratings, it is all a matter of making economical sense from what you buy. The key to doing this is to perform a good due diligence.
