We are here to help and inform, especially the newer buyers out there, on making informative decisions about buying, selling, and managing Mobile Home Communities. With experience in the industry dating back to 1990 (experience in the industry = selling & dealing with 7-12 Mobile Home Park transactions a year since 1990) I wish to inform you about this industry, the wonderful aspects and the not so wonderful aspects and everything in between.  My name is Samer N. Gorial and I designed this site along with many other sites out there to hopefully inform and educate people about Mobile Home Parks.

Mobile Home Parks are fantastic investments, they are long term, low risk deals when purchased properly. Mobile Home Parks are a safe place to call "home" for your money given the right circumstances and right deal. One of the reasons I decided to launch this site is to naturally, get listings, make sales, put deals together and manage mobile home communities, but once again, most importantly, I wish to educate, inform and protect the general public.

I remember the day when a nice couple came into my office and asked me if I could list their mobile home park for sale. The couple was about as nice as two people could possibly be. Two hard working, well educated, career professionals who had purchased a park ten years before the hopes to sell. They, like many other first time buyers saw an ad that stated "mobile home park for sale". They knew some acquaintances who had purchased mobile home parks for sale and those buyers seemed to be doing well. Their reason for selling was they simply had too much on their plate and mobile home park operations simply was not in their area of expertise nor in their desire to learn more about them.  I would learn more about why at a later date. In order to make a decision about whether or not I could take the listing, I needed to look at the park, see the rent roll, and naturally, I needed to see the income and expenses.

After crunching the numbers and understanding the deal, visiting the property and surrounding properties, I came to the conclusion that the market could possibly pay X amount of dollars for their property. I listed the property, sold the property, and in the end everyone went home happy. What I did not realize is how much this nice couple paid for the park several years before selling. They paid tens of thousands of dollars more than what it ended up selling for. This bothered me till no end as I have always been the type to verify numbers and carefully take in all financial information and analyze the economics of a mobile home park for sale, or any investment for that matter, before making a serious decision that would impact my financial future. I asked the sellers, how could you pay this much for park in the first place? Did you perform a thorough due diligence? The answer they gave me was, "we did not know any better, we had a couple friends who had a couple parks and they seemed to be doing well, so we saw this ad in the paper and thought it was a good deal and we purchased it".

I could not believe my ears were hearing the words come out of their mouths. I wished so much that I could turn back time and I wished I had knowledge someway somehow that they were about to make a a devastating economic decision. If only I was their son, or relative or friend, I thought to myself, maybe I would have had a chance to put in my two cents and analyze this deal for them. They wished the same,  but the past is gone and reality is they simply made a mistake. They shook my hand, thanked me for the help and that was that. This is when it dawned on me to launch this site and others like it. I hope I can stop a few people from making a mistake like this. You can't just throw a number in the air and place a value on a property or investment, in this case, a mobile home park for sale, and just expect the deal to work. Everyone looks for short cuts and quick math to figure something out, but it does not work that way in the real world. I wish to make a difference in your knowledge and understanding of Mobile Home Parks for sale and their values both today and tomorrow.
