When considering mobile home parks for sale it is essential to understand the nice park ugly park factor and the impact that the pride of ownership has at the time of sale. Similarly to the small park big park factor, the nicer the park the easier to sell and the mobile home park listed for sale which is rough and tumble is going to have a tough time to sell at a good price. You as a buyer need to choose what type of a a buyer you are. The one thing that seems to be common denominator among parks that have a poor pride of ownership is the density. The parks that you see that have the larger lots and room to grow typically have a nice pride of ownership and are more appealing to the eye of the investor.

Nice parks tend to be easier to turn around and fill up. However when you attempt to "turn around" a community that has been neglected from a management standpoint and lack a pride of ownership for several years, you are often in a battle trying to turn around the perception of the people that have lived in ruins for years and expect to continue to do so. Accomplishing a nice pride of ownership and maintaining it, along with enforcing rules and keeping a community safe is always easier in the nicer mobile home communities.
